Higher Sales Reported in 2020 over 2019.
Despite a global pandemic, the housing market in Sarasota is staying strong. The residential market data for September reports that more homes were sold in the first nine months of 2020 than in the first nine months of 2019, according to Florida Realtors®. The Fall market continues to rise in sales, with higher prices and fewer available listings than the same time last year.
The year over year supply of inventory continues to decrease. Currently there’s a two month supply for single-family homes and three months for condos. A six-month supply is considered a balanced market.
In addition, the number of cash sales has increased by 27% compared to the same period in 2019. Many cash buyers are migrating to Sarasota from other real estate markets, selling their homes and entering our market with cash. This is good news for sellers because most closings occur faster than mortgage-financed purchases.
